WEEHAWKEN WATERFRONT THRIVING AS THE DESTINATION OF CHOICE FOR SOHPHISTICATED CONDOMINIUM LIVING

Photographer - CreatorWEEHAWKEN, NJ: Twice labeled the “hottest real estate market in New Jersey” in 2017 for its precipitous rise in home values, the 1.4 square-mile township of Weehawken just opposite midtown Manhattan on the Hudson River waterfront continues to differentiate itself from neighboring Gold Coast locations like Hoboken, Jersey City and Edgewater.  Benefitting from a low-density approach to development, significant open space and dramatic view corridors, the Weehawken waterfront provides a quieter, more suburban residential setting than its urban counterparts – all while still offering commuter convenience to New York City.

And the news keeps getting better.  The Township recently declared a major property tax reduction from 2.23% to 1.49% — making it one of the lowest property tax rates in Hudson County.  In addition, public officials announced a major expansion of the waterfront’s already-impressive recreational amenities will commence this summer, with a host of new offerings on the way.

The meaningful community improvements underscore Weehawken’s position as the most desirable residential destination along the New Jersey Gold Coast, an assertion further supported by the progress and success of its two signature new condominium developments, 1200 Avenue at Port Imperial and Henley on Hudson. Developed by Lennar, the communities deliver a modern living experience that fully complement their unapparelled setting.

“We continue to attract buyers from both sides of the river and beyond who not only recognize just how special this lifestyle is, but also understand that that we’re coming to the final stretch of for-sale development within Port Imperial,” said Craig Klingensmith, Division President of Lennar’s Northeast Urban Division. “That, along with the string of positive community news and enhancements, has helped create a sense of urgency and heightened awareness of our offerings among buyers.  Both 1200 Avenue at Port Imperial and Henley on Hudson recently passed the 75% sold milestone, a clear indicator of their appeal to the marketplace, as well as an important milestone that allows residents to assume control of the condominium board.”

On the recreational front, the Weehawken waterfront is already known as an excellent place to stroll or bike along the Township’s riverfront promenade and admire the majestic views of the Hudson River and the Manhattan skyline. The 3.5-acre expansion to Weehawken’s Waterfront Recreational Park will add a number of new features to a park that currently comprises soccer and softball fields, a running track, tennis courts, playgrounds, and an outdoor workout area. The new section will include two swimming pools, including a six-lane lap pool, as well as a splash park and infant wading pool. A basketball court, sand volleyball court, seasonal ice skating rink, and a sloping great lawn that will highlight views of New York City will also be built. The entire complex is expected to be completed by the end of 2019.

A prominent part of the great lawn’s panorama will be the gleaming new glass skyscrapers of Hudson Yards, a dynamic new neighborhood that will attract thousands of employees and visitors to Manhattan’s west side. Easily accessible via the Port Imperial Ferry Terminal in Weehawken, Hudson Yards will further the appeal of living at 1200 Avenue at Port Imperial or Henley on Hudson as residents can walk out of their doors, hop on a ferry and arrive at the major employment and entertainment center in a matter of minutes.

Situated in the heart of Port Imperial, a two-mile stretch of Hudson River waterfront featuring shops, restaurants, parks and a riverfront promenade, 1200 Avenue at Port imperial is the second building within Lennar’s Avenue Collection following the sell-out of 1000 Avenue at Port Imperial. It is an ultra-luxe collection of 103 two- and three-bedroom condominium homes at prices starting from $1.399 million, with immediate occupancy available.

The homes all feature designer finishes and appointments such as Brazilian Chestnut hardwood flooring, gourmet kitchens with a full GE Monogram Appliance Suite, and fireplaces with granite surround. Most homes offer private outdoor space, ranging as large as 484 square feet.

While the waterfront’s public amenities continue to improve, residents of 1200 Avenue at Port Imperial enjoy a full suite of private, hotel-style comforts and services right at home, including a grand salon lobby, library lounge, media screening room, children’s playroom, and state-of-the-art fitness center with men’s and women’s locker rooms with sauna and steam showers. On the 7th floor, the Skyline Social Room features a lounge space, catering kitchen, bar, multiple gathering areas with a fireplace, sound system and televisions; an internet lounge and more — all set against the spectacular backdrop of the New York City skyline. Outside, a dramatic third-floor landscaped plaza offers an expansive open-air amenity space that includes a sun shelf swimming pool, a catering bar, garden spaces with multiple seating areas and a fire pit with motorized shade trellis.

At Henley on Hudson, the remaining residences are priced from $875,000 and feature one-, two- and three-bedroom floorplans ranging in size from 1,165 to 1,998 square feet of living space.  Most of the single-level designs offer balconies or terraces to maximize the community’s dramatic views. All homes include numerous upscale features and appointments, as well as a home automation system that allows residents to control and automate lighting, temperature, entertainment and more.

Homeowners at Henley on Hudson enjoy private amenities including a cardio fitness room, children’s playroom, lobby lounge and an outdoor garden terrace. In addition, residents will have access to the Club at Henley, a private 6,000 square-foot clubhouse with a club room, theater room, billiards and gaming lounge, state-of-the-art fitness center, Yoga/Pilates room, children’s pay studio and an outdoor, resort-style infinity pool.

Both communities are ideally located for commuters. In addition to the convenient ferry access to Manhattan, NJ Transit’s Hudson-Bergen Light Rail connects Port Imperial to neighboring Hoboken and Jersey City, and the PATH system. For drivers, the Lincoln Tunnel and several major highways are all just minutes away.

“These properties have defined our commitment to creating sophisticated residences that combine the appeal of waterfront living with upscale amenities, distinctive architecture, exceptional living areas and proximity to Manhattan,” stated Mr. Klingensmith.  “They’ve played an integral role in establishing the Weehawken waterfront as a refined residential destination.  We’re excited about completing this vision, and look forward to continuing to help shape the area with new development opportunities.
